Today, the construction industry is developing quite rapidly in Ukraine. Before starting construction, the developer needs to take a number of measures and draw up a significant number of documents giving the right to build a particular structure. As practice shows, many developers neglect building codes and often do not comply with them, which later makes it impossible to commission a building, or commissioning requires significant costs.
The best way out is constructed in accordance with the norms of the current legislation and registration of permits for construction.
Permits for construction - a package of documents specified by building codes and legislative acts required for the implementation of certain tasks related to both the construction of new and the reconstruction or redevelopment of existing real estate objects. Obtaining a permit for construction work is carried out after the agreement and approval of the project.
A building permit is an official document required for the construction of a new house (completion), redevelopment of an apartment, or reconstruction of non-residential premises.
The issuance of permits for construction work is carried out by the State Inspectorate for Inspection.
It is prohibited to start construction work without such a permit!
To obtain a building permit (conformity class CC2 - CC3), the following documents are required:
1. Application
2. Design documentation for construction
- the first section of the project;
- construction master plan;
- passport of the facade finishing;
- the results of the examination;
- order of the customer on the approval of project documentation;
- calculation of categorization.
3. Orders:
- on the appointment of persons exercising architectural supervision;
- on the appointment of persons exercising technical supervision;
- on the appointment of persons responsible for the execution of work.
4. Copies of notarized qualification certificates (technical supervision, field supervision, expert);
5. A copy of the document certifying the ownership of the house or structure or the written consent of its owner to carry out construction work, in the event of reconstruction, restoration;
6. Notarized copy of the license for the execution of construction works;
7. A copy of a state act, a certificate of ownership of land, or a lease agreement (superficies) of a land plot.
PUTTING THE HOUSE INTO OPERATION
The next and final stage of construction is the commissioning of the house.
To obtain a certificate, you must:
- statement
- act of readiness of the object for operation
- project documentation and permitting case (in paper form)
- expert report with the addition
- permission to perform construction work
- share participation (agreement and payment orders)
- materials for photographing the state of readiness of the object
- technical certificate
